Modular Rear Extension (LVL)
Due to site restrictions and limited access to the rear of this London terrace property, there were challenges in addressing the client requirement for a short delivery time scale. Using traditional construction methods the time scale to complete the project from start to finish was estimated at twenty-four weeks; the client’s target time was only eight weeks.
With site access problems three solutions were considered for getting materials to the rear: through the client property, using the side access of the adjoining semi -detached property and through an opening in their boundary fence, or transported by barge to the private mooring at the end of the garden. Using the neighbour’s side access was the preferred option and four weeks were spent on demolishing the existing structure, diverting the drainage, making good, cart away rubbish and constructing the foundation, all by traditional construction methods. Once the level foundation slab was completed it took only two days to erect and make the envelope watertight which achieves a thermal efficiency-U-value of = 0.18 w/m²k by the delivery team system integrators, a team of four. In total three weeks were required to erect and complete the remaining work.
The pop-up 22m2 rear extension has level flooring throughout for wheelchair access. The new accommodation provides an entrance via the kitchen leading into the living area which is top lit by a large roof lantern and two side windows. The shower room has natural light via an obscured glazed window and the rear garden is overlooked from the living area through the full height glazed treble sliding doors.
The project was completed in seven weeks, one week ahead of programme at a cost of £2,800 m² excluding VAT.
